Many times builders will only damproof a foundation and not waterproof it.

Waterproofing is a process that protects your property from cracks caused by water damage, thermal movement, shrinking, settlement, and other causes. It is a fact that approximately 44% of new homes have leaking basements within 3 years of their completion. In addition, in the United States and Canada basements are only warranted for 1 or 2 years against leakage.

When you do not properly waterproof your basement or foundation, you are exposing yourself to possible damage caused by water, which will decrease the value of your house, and can be expensive to repair. In addition, you are also exposing yourself to various health hazards.

When your home is under construction, you can waterproof your property the right way. There are several products currently on the market that are simple to use. The easiest and possible the best is to apply a rubberized liquid membrane. These are simple to apply, dry quickly and you can do it yourself with either a sprayer, roller, or trowel. When the liquid dies, it forms an elastic rubber coating that will fill in cracks and even protect the foundation if new cracks form because of its flexibility. This type of product also carries a long warranty and is very cost effective.

There are other products on the market such as sheet membranes, cementitious waterproofing, hot tar, or bentonite, however, these products do not carry as long a warranty, and many are labor intensive requiring that they be applied by the company or a representative, making the cost of the product even more. Many times the less expensive product is not always the best. It is better to waterproof your foundation right the first time than having to pay for repairs later.
