If you live in an area that’s prone to wet winters and very dry summers, your foundation may be in danger. When the moisture content of the soil changes, the consistency of the soil, it’s density changes. This can cause problems to some types of foundation. The best way to protect against this is to water the soil around the foundation during the dry season to keep the water content more constant.

A soaker hose will usually be a good solution to this kind of problem. By using the hose a two to three feet from the base of your house you can keep the water content in the soil more constant. Another important use of this type of tool is to begin it’s use soon after the wet season ends. The point behind a soaker hose is to keep the moisture of the soil year round, so how much sense does it make to wait till the soil begins to dry and crack before you begin to water it? A number of experts on the matter say that if you wait till the soil is visibly dry, the damage may already be done.

Another thing you should keep in mind while considering what kid of damage water may be doing to the foundation of the building in question. Do you have adequate drainage? During even the heaviest rain storms, does water pool around the edge of your house? It should be made sure that water, from any source, does not settle within at least 6 feet from your home.

Trees can create another potential danger to your foundation. Root systems have caused havoc in foundations for years. They are rather unpredictable at best. It is probably a good idea to research the trees you decide to plant, or may have to deal with. Many trees develop extensive, shallow systems of roots that can, not only, affect the moisture levels of the soil, but can also either push through deep foundations, or sprawl under them, either way, causing extensive damage.

You should always keep an eye on your foundation. During an exceptionally wet season, take a good close look around your foundation and keep an eye on nay signs of significant movement, or any cracks that might be forming. Consult local experts as to whether or not this is something to be seriously worried about, or not. Seeing these dangers early and dealing with them quickly can save you time, money, and trouble in the long run.
